What does a villa Vastu consultation cover?

A villa Vastu consultation covers both the plot and the house. Outside, it checks the plot's shape and slope, the main gate, garden, boundary walls, parking, pool and water features. Inside, it maps every floor into Vastu zones: the entrance, master bedroom, kitchen, staircase, prayer room and the open centre. Remedies start without construction, with design guidance available for renovations.

The right moment

When Dubai villa owners call us

Moving into a new villa

Set up rooms, furniture and the prayer space well from day one.

Choosing between villas

Compare shortlisted villas or plots before you buy or sign a lease.

Planning a renovation or extension

Build Vastu into the design before walls, pools or kitchens are moved.

Adding a pool or landscaping

Place water features and the garden in the right zones from the start.

A large family under one roof

Assign bedrooms for parents, children and elders by zone.

The home feels unsettled

Tension, poor sleep or a heavy atmosphere since moving in.

Vastu offers guidance for balance, not guaranteed outcomes. We'll tell you honestly what can and can't be improved.

Outside the house

The plot, gate, garden and pool

Before stepping inside, Vedang reads the plot as a whole: its shape, slope, roads and the way energy enters through the gate.

How Vastu applies to Dubai villa layouts

Most Vastu guidance online is written for independent houses in India. Dubai villas come with their own patterns: master-planned communities, fixed plot orientations, developer floor plans, majlis rooms and private pools. Here's how Kavach adapts.

Developer layouts with fixed orientation

In master-planned communities, many villas share a floor plan rotated to face different streets, so two identical villas can have very different Vastu. We assess your specific orientation, not the brochure plan.

Majlis and double living rooms

The majlis is often placed near the entrance for guests. We check its zone and seating direction, and balance a formal and family living room so each sits in a suitable part of the home.

Private pools and courtyards

Pools are frequently placed by the developer in the back garden, which may fall in the south or west. Where the pool can't move, we balance the zone with landscaping, lighting and element remedies.

Double-height voids and open staircases

Grand voids over the living room often sit near the centre (Brahmasthan), which is positive when kept open. Staircases in the north-east are a common issue, balanced with weight and colour remedies.

Maid's rooms, drivers' rooms and service blocks

Service rooms are usually fixed near the kitchen or garage. We check their zone and recommend how to use each space so it supports, rather than strains, the main house.

Practical remedies

Balance your villa without breaking walls

Most villa imbalances can be corrected without construction. Structural changes are only suggested when you're already renovating, and always as an option, never a requirement.

Room use and furniture

Reassigning bedrooms, the study or the prayer room, and repositioning beds and seating.

Landscaping

Using lawns, trees, planters and garden levels to balance the plot's zones.

Water features

Placing fountains or balancing an existing pool with the right element remedies.

Colour and materials

Zone-appropriate colours and finishes for walls, doors, furnishings and the gate.

Lighting

Brightening the entrance, gate and weak zones inside and outside the villa.

Entrance and gate

Threshold treatment, name plate, gate colour and pathway design.

No expensive objects to buy, no fear-based rituals. Every remedy comes with a clear reason.

Before you build or buy

Get Vastu right before walls, pools or kitchens move

The cheapest time to apply Vastu is before construction starts. Whether you're buying a villa, extending, adding a pool, or remodelling a kitchen or master suite, Vedang reviews the drawings and marks up what to place where. He can also join a call with your architect or contractor, so guidance is built in rather than added later. Recommendations always work within community guidelines, developer approvals and Dubai Municipality requirements.

Villa Vastu FAQ

Questions about Vastu for villas

Which direction is best for a villa's main entrance?

North, east and north-east entrances are generally considered favourable, but the exact position of the gate and door along the boundary (the pada) matters as much as the direction. Other entrances can be balanced with threshold, colour and lighting remedies.

Where should a swimming pool be placed as per Vastu?

Water is ideally placed in the north, north-east or east zones of the plot. If your pool is already in the south or west, it can usually be balanced with landscaping, lighting and element remedies without moving it.

Is a corner plot good for a villa in Vastu?

It depends on which corner. North-east corner plots are generally considered favourable, while south-west corner plots need more care. The gate position, the slope and how the house sits on the plot are assessed together.

Where should the staircase be in a villa?

Staircases are best in the south, west or south-west zones, ideally climbing clockwise. A staircase in the north-east or the centre is common in developer layouts and is balanced with weight, colour and placement remedies.

Which bedroom should the head of the family use?

The master bedroom is ideally in the south-west zone, preferably on the upper floor in a villa, with the bed head towards the south or east. Children's rooms suit the west or north-west zones.

Can Vastu be applied to a rented villa?

Yes. Remedies for tenants focus on room use, furniture, colour, lighting and garden planters, with nothing that needs landlord approval or construction.

Can you review villa drawings before renovation?

Yes. Vedang reviews architectural drawings, marks up recommendations and can join a call with your architect or contractor, within community guidelines and Dubai Municipality approvals.

How long does a villa Vastu visit take, and what does it cost?

Most villa visits take 2–3 hours. Townhouse audits start from AED 1,500 and villa audits from AED 2,500, with your report delivered within 5–7 working days.
