Land Vastu, or Bhumi Vastu, assesses a plot before you buy or build. It checks the plot's shape, with square and rectangular plots preferred. It also looks at the facing roads, with north and east generally favoured, and whether any corners are cut or extended, especially the north-east and south-west. Finally, it considers the slope, the road junctions, and what surrounds the plot. In the UAE, a land Vastu check works from the affection or site plan, within the master community's building rules.

Full detailAlready own the plot? Land Vastu still guides how you place the building, gate, water tanks and services, before design is fixed.
Square and rectangular plots are traditionally the most favoured. A plot that is narrower at the road and wider at the back (gaumukhi) suits homes, and one that is wider at the road (shermukhi) suits commercial use. Cuts in the south-west call for care, while an extension in the north-east is traditionally seen as favourable.
Balanced in every zone. Common in villa communities.
Most master-planned villa plots.
Often found on curved community roads.
Corner and frontage plots on main roads.
Rare. Check it is a true extension, not a cut elsewhere.
Common on cul-de-sacs and curved plots.
Can sometimes be squared within setbacks.
Many UAE community plots are slightly irregular because of curved roads and cul-de-sacs. Often the building footprint can be kept regular within the setbacks, and the irregular part used for garden or parking. A plot review shows whether this is possible before you buy.
Beyond shape, a land Vastu check looks at eight things: road direction, corner position, road junctions (vithi shoola), slope, cuts and extensions, plot proportions, neighbours and surroundings, and where services will sit.
| Check | Traditional guidance | What it means in a UAE community |
|---|---|---|
| Road direction | North- and east-facing roads are generally favoured; west suits some commercial uses; south calls for careful planning | Most community plots face one internal road, so check which side |
| Corner plots | North-east corner plots are most favoured; south-west corners call for care | Corner plots are common and priced higher, so check which corner |
| Road junctions (vithi shoola) | Roads ending straight into the plot (T-junctions) are traditionally avoided, depending on direction | Check the community master plan, not just the plot boundary |
| Slope and level | Land should be higher in the south and west and lower in the north and east | UAE plots are usually levelled; final levels are set in design, so plan them early |
| Cuts and extensions | North-east extensions are favourable; south-west cuts need balancing | Curved roads and cul-de-sacs often create cuts |
| Proportions | Up to about 1:2 length to width | Very deep or very narrow plots limit good zoning |
| Neighbours and surroundings | Taller buildings to the south and west, open space or water to the north and east | Check the planned heights of plots next door, not just what's built today |
| Services | Water connections and tanks in the north-east; electrical and substation in the south-east | Utility points are fixed by the developer; check where they fall |
Every plot review ends with one of these three verdicts and a short reason.
Most land-Vastu advice online is written for plots in India. Buying land in the UAE comes with its own documents, rules and realities.
In Dubai, a plot's affection plan shows its boundaries, dimensions, permitted use and key building limits. In Abu Dhabi and the other emirates, a site plan does the same job. Send this first, because a reliable Vastu review starts from the official plot document, not a sales brochure.
Most villa plots sit inside master communities with design guidelines covering setbacks, heights, façades and gate positions. Vastu planning works within these rules from day one.
Required setbacks from roads and neighbours set where the building can go. Often, a regular, well-zoned footprint can sit inside an irregular plot.
Traditional Vastu speaks of soil tests. In the UAE, the geotechnical investigation required for construction covers ground conditions. Vastu focuses on final levels and drainage direction, which are set during design.
In new communities, the plots around you may be empty today. Check the permitted heights and uses next door in the master plan, so the future surroundings are part of the assessment.
Plot ownership rules vary by emirate and area. Kavach doesn't give legal or property advice, so confirm ownership and use with your broker, developer or legal advisor before relying on any Vastu verdict.
All guidance stays within authority approvals, community design rules and civil defence requirements.

A square or rectangular plot (up to about 1:2) with a road on the north or east is traditionally the most favoured. It should be slightly higher in the south and west, with no cut in the south-west and no road ending straight into it.
It depends on which corner. A north-east corner plot, with roads on the north and east, is traditionally the most favoured. South-west corner plots call for careful planning of the entrance and building placement.
A gaumukhi (cow-faced) plot is narrower at the road side and wider at the back. It is traditionally considered good for homes. The opposite shape, shermukhi, is wider at the front and is traditionally suited to commercial use.
A road ending straight into a plot (vithi shoola) is traditionally treated with caution, and its effect depends on the direction it comes from. Some directions are considered acceptable. Check the community master plan before buying.
North- and east-facing plots are generally favoured for homes. West-facing plots can suit some commercial uses. South-facing plots aren't ruled out, but they need careful planning of the entrance, gate and building placement.
Yes. The affection plan (or site plan outside Dubai) shows boundaries, dimensions and permitted use. That's enough for a remote review. A site visit adds surroundings, road junctions and an on-site compass reading.
Many issues can be managed in design: a regular footprint within the setbacks, the right entrance position, and careful placement of tanks and services. The review tells you whether the defect is manageable or worth reconsidering.
At Kavach, the price depends on the package: a remote review of one plot, a side-by-side comparison of up to 3 plots, or a review with a site visit. Sites outside Dubai may include travel. Your final quote is confirmed on WhatsApp before booking, with no obligation.
