Is a south-facing apartment bad Vastu? A Dubai buyer's guide

No. A south-facing apartment is not automatically bad Vastu. The facing of the building matters far less than the layout inside your unit: where the main door sits within the south side, and how the bedroom, kitchen and north-east zones are placed. Many south-facing homes are well balanced, and most imbalances can be corrected without demolition.

Why do people worry about south-facing homes?

Popular Vastu advice often treats north- and east-facing homes as ideal and south-facing ones as risky. That shorthand comes from the principle that the north and east bring light and positive flow, while the south and west are better suited to weight and stability. But a blanket rule ignores how a home is actually read.

What matters more than the facing?

The entrance position: Vastu divides each side into padas (segments). On a south-facing side, some entrance positions are considered favourable and others are not, so the exact door position matters more than the facing itself.
The master bedroom: a south-west master bedroom supports stability, and south-facing layouts often place it well.
The kitchen: a kitchen in or near the south-east fire zone is a strong point in any home.
The north-east: if this corner is open, light and uncluttered, the home has a healthy foundation.

How is facing measured in a Dubai high-rise?

In an apartment, facing is usually taken from the direction you face as you walk out of the main door of the unit, not the tower's lobby or the balcony view. Developers' brochures often describe the view ("sea-facing", "south-facing balcony"), which is not the same thing. A compass reading inside the unit settles it.

What if the entrance is in a less favourable position?

Non-demolition remedies can balance it: threshold treatments, colour and lighting at the door, and strengthening other zones of the home. Because they don't touch walls, they work for both owners and tenants.
